Downtown Southern Pines Attic Remodel

This client had previously used another contractor for a smaller renovation but felt the attention to detail wasn't there for a project of this scope. They reached out to Transform NC to convert a large, unfinished attic into additional living space — a growing trend as homeowners leverage existing square footage rather than moving in a market with high interest rates and rising real estate costs.

The Process

From Unfinished Attic to Living Space

Before — The Starting Point

A large, unfinished attic with existing cross-bracing and no structural support for living loads. The space had potential but required significant structural engineering before any finishing could begin.

Structural Engineering & Framing

The existing floor joists weren't rated for living loads. We installed a new LVL (laminated veneer lumber) girder spanning the attic floor, supported by a new load path down through the main level. New knee walls defined the room boundaries while maximizing usable square footage under the roof pitch.

Insulation & Rough-In

Closed-cell spray foam insulation was applied directly to the roof deck — the gold standard for attic conversions. This creates both an air barrier and insulation in one application, keeping the space comfortable year-round. With insulation complete, electrical rough-in and room layouts took shape.

Drywall & Waterproofing

With rough-ins inspected and approved, drywall went up throughout the space. In the bathroom, we installed Schluter DITRA waterproofing membrane on the floor and a full shower pan system — the same methods we use on our high-end bathroom remodels. No shortcuts, even in an attic.
