From Outdated to Outstanding: "Less 1980s" Pinehurst Remodel

A 1983 Pinehurst home completely reimagined for modern family living. The original closed-off floor plan had a fireplace dividing the living room, a walled-off kitchen, and a sunroom isolated from the main space. Working with our structural engineer, we opened up a 39-foot span to unify the kitchen, living area, and sunroom into one expansive great room. The kitchen was redesigned around a tight work triangle with a large island, peninsula seating, a breakfast nook, and a walk-in pantry converted from the old kitchen footprint. The primary suite received a vaulted ceiling, a spa-style bathroom with a grand dual-head shower, his-and-her vanities and closets, and a private water closet. A hall bathroom was gutted and reconfigured as a zero-entry Jack and Jill wet room for the clients' sons. Upstairs, we finished the unfinished attic by building two dormers, adding spray foam insulation, a dedicated HVAC zone, two bedrooms, a full bathroom, and extensive storage — turning a three-bedroom home into five bedrooms. Every structural modification was engineered to open the home up while maintaining its integrity for decades to come.

This primary bathroom in a 1983 Pinehurst home was trapped in its original era — teal walls, a black bathtub, dated tile, and a cramped shower enclosure. As part of a whole-home renovation, we gutted the space and completely reimagined the layout. The new design features a grand walk-in shower with dual shower heads designed for his-and-her use, a statement chandelier over the vanity area, reeded cabinetry with brass hardware, and a private water closet. The existing vaulted ceiling was preserved to maintain the open, airy feel while every surface was refinished with modern materials. The result is a spa-like retreat that transforms the daily routine into something worth looking forward to.

When siding is installed without a proper vapor barrier or flashing, water infiltration is inevitable. This sunroom had a single bead of caulk and no membrane behind the siding — within a year, the framing was rotted through. We stripped it down, replaced the damaged wood, wrapped all exposed framing with a continuous vapor barrier, and applied liquid flashing at every penetration and transition. The result is a sealed, weathertight envelope that will last for decades.

A failed building envelope led to extensive water intrusion, rotted framing, and mold throughout the interior walls and ceiling. Thermal imaging confirmed moisture had spread well beyond the visible damage. The original siding had been installed without a proper vapor barrier — just a bead of silicone over foam board and deteriorating aluminum flashing — allowing wind-driven rain to penetrate directly into the living space below. We stripped the compromised exterior down to framing, replaced all rotted structural members, and re-sheathed with Huber ZIP System — a fully integrated sheathing with a factory-applied waterproof membrane that eliminates the need for housewrap. All seams were taped with ZIP tape and penetrations sealed with liquid flash, creating a continuous air and water barrier. The result is a weathertight envelope built to last decades, not just until the next storm.
